Common Elements

Portions of the condominium property that are not part of any individual unit, owned collectively by owners through the corporation and maintained from common expenses.

In plain language

Common elements are everything in the condo that is not inside your private unit — lobbies, elevators, hallways, roof, grounds, and often parking and recreational facilities. The condominium corporation owns and maintains them using common expense fees paid by owners.

The declaration defines unit boundaries and what counts as common element versus exclusive-use common element (e.g., a balcony assigned to one unit).

Governance connection

The board decides many repair and service contracts affecting common elements. Major changes may require owner approval. Reserve fund planning focuses heavily on common element deterioration.
