Board Governance

Condominium Corporation

The legal entity created upon registration of the condominium declaration, responsible for managing common elements and governing the property on behalf of owners.

In plain language

When you buy a condo unit in Ontario, you also become part of a condominium corporation. The corporation is a separate legal person — it can enter contracts, hold bank accounts, sue and be sued, and own the common elements (lobbies, hallways, roof, etc.).

Owners govern the corporation through the board of directors and owners’ meetings. Day-to-day operations are usually delegated to management.
