Owners' Meeting

A meeting of the condominium corporation's owners — or their valid proxies — to conduct business reserved to owners under the Act or governing documents.

In plain language

An owners’ meeting is where unit owners — not just the board — exercise collective authority. The most familiar example is the AGM, but owners may also meet for special business, requisitioned meetings, or turnover meetings.

Owners participate in person, by permitted remote means, or through a proxy. The corporation must give proper notice and achieve quorum before most binding votes.

Types of owners’ meetings

  • Annual general meeting (AGM) — yearly meeting for reports, elections, and owner business
  • Special owners’ meeting — called for specific votes between AGMs
  • Requisitioned meeting — called when owners meet statutory requisition thresholds
  • Turnover meeting — first owner-controlled meeting after registration
