Rule

A rule is a binding standard adopted by a condo corporation to govern the use of units and common elements.

Plain-language explanation

Rules are one of the main types of governing documents in an Ontario condo corporation, alongside the declaration and bylaws. They typically address how people use the property day to day — things like noise limits, pet policies, parking assignments, and move-in procedures.

Rules must be reasonable and consistent with the Condominium Act and your corporation’s declaration and bylaws. They are usually adopted by the board and communicated to owners, often with a process for owners to comment before they take effect.

Why rules matter at meetings

Rules rarely appear on an AGM agenda unless the board is proposing new or amended rules. When they do, owners should receive proper notice and understand how the rules affect their use of units and common elements.
