Voting Unit
Each unit or parcel defined in the declaration that carries one vote at owners' meetings, unless the documents provide otherwise.
In plain language
In most Ontario condos, each voting unit equals one vote at owners’ meetings — regardless of how many people co-own the unit. The total number of voting units is the starting point for quorum math and election tallies.
Parking lockers or separate parcels may or may not be separate voting units depending on the declaration. Always confirm your corporation’s unit register.
Why it matters
- Quorum = a percentage of all voting units represented
- Proxies represent one voting unit each
- Double-counting the same unit invalidates quorum calculations
